If you are fitting out or refurbishing an office, the ceiling decision comes up early and it affects everything above your head: lighting, cabling, ventilation and future maintenance. Both suspended grid ceilings and plasterboard (MF) ceilings have a proper place in commercial work. Here is an honest comparison based on what we install day in, day out across Devon.
A suspended ceiling is a metal grid hung on wires from the structural soffit, with lay-in tiles, usually 600mm x 600mm mineral fibre or metal, dropped into it. Every tile lifts out, so the void above stays fully accessible.
A plasterboard ceiling in a commercial setting is normally an MF (metal furring) system: a concealed metal frame boarded over with plasterboard, then taped, jointed or skimmed and decorated. The result is a smooth, seamless surface much like a ceiling in a house, but the void behind it is closed off except where you cut in access hatches.
Most office voids carry a lot: data cabling, power, ventilation ductwork, sometimes sprinkler or heating pipework. With a suspended ceiling, an electrician can pop a tile, run a new data point and have the tile back in within the hour. With plasterboard, the same job may mean cutting the board, patching, refilling and redecorating.
This is why open plan offices, corridors with heavy services and comms-adjacent areas are usually tiled. If your business rearranges desks or adds workstations regularly, grid ceilings will save you money every single time you change the layout.
Plasterboard wins on looks. A skimmed MF ceiling gives you a clean, uninterrupted plane that suits reception areas, boardrooms and client-facing spaces, and it takes recessed lighting, shadow gaps and bulkheads beautifully. A standard mineral fibre grid is functional rather than handsome, although modern tegular tiles and concealed-grid options have improved a great deal.
Acoustically, a good mineral fibre tile absorbs sound and helps tame the echo of open plan space, which plasterboard does not do without added absorbent panels or rafts. On the other hand, plasterboard generally performs better at blocking sound passing between rooms, useful for meeting rooms and HR offices where privacy matters.
As a rough guide, a standard suspended ceiling in mineral fibre tiles typically comes in around £25 to £45 per square metre supplied and fitted, while an MF plasterboard ceiling with tape, joint and decoration is often £45 to £75 per square metre. Both depend heavily on ceiling height, room shape, fire and acoustic specification and how much work is needed above the ceiling first, so treat those as ranges rather than quotes.
Programme matters too. A grid ceiling is dry trade only and rooms can be used almost immediately. Plasterboard needs jointing or skimming, drying time and decoration, so allow several extra days per area, more in cold or damp winter conditions when drying slows down.
For most offices the sensible answer is a mix. Suspended ceilings in the open plan areas, corridors and anywhere with dense services above, and plasterboard in receptions, boardrooms and feature areas where appearance carries the day. This gets you accessibility where you need it and polish where clients see it.

You need roughly 150mm to 200mm of void depth for the grid, hangers and any light fittings, so very low spaces can be tight. Where headroom is critical, a directly fixed or shallow MF plasterboard ceiling often works better.
Yes, both lower the ceiling height so there is less air volume to heat, and you can add insulation above either system. Offices in older buildings with high ceilings often notice a real difference in winter.
Both systems can achieve the fire performance required under Building Regulations, but the specification must match the building and its use. Ceilings that form part of a fire-rated floor or protect escape routes need the correct tested build-up, so always confirm the spec before ordering materials.
